New Paint Guidelines to be presented for entire community
Anyone who takes a drive through the Sands Scottsdale community can observe incredible pride of ownership as home owners maintain and/or remodel their homes. As the home makeover trend continues, many in the real estate market note that white, peach and pale beige is passé with earth tones the new norm for exteriors. Just as interior colors go out of style, so do exteriors.
According to the Arizona Republic, new-home developments now are dominated by rusts, dark taupe and chocolate brown. Following the lead of home builders that are using paint with Light Reflective Values (LRV) of between 20 and 40, HOAs throughout the Valley are changing their guidelines to update their look, allow for more character, and stay competitive.
The Sands Scottsdale community has seen significant increases in property values over the last two years. While the market has driven demand, home owners must be given credit for keeping their properties well maintained. Your Board of Directors is committed to proactively helping you increase property values throughout the community while protecting property rights.
In that spirit, members of your Board have undertaken the rigorous task of presenting DRAFT paint guidelines for discussion at a special meeting (to be announced by mail) during the first full week of February.
The Board hopes to present modern guidelines that minimize subjectivity in the approval process and positions the Sands Scottsdale community for continued growth in property valuation.
Participation will be key in finalizing guidelines that reflect community input. At least one meeting will be announced by mail for community members to meet with our color guideline consultant prior to any guidelines being drafted. In addition, a structured comment process is presented below to efficiently and fairly obtain comments by all interested parties.
Interested members of the Association are encouraged to attend the meeting for a presentation of the proposed guidelines and to formally comment via mail, fax, or via email to paint@sandsscottsdale.com.
